What matters now is time. In Alberta the process moves through the court, and that means it moves in steps you can see coming. Every step you still have ahead of you is a step where you have choices. The people who do best are simply the ones who started looking at their options early — not the ones who had more money.
How foreclosure actually works in Calgary
Alberta uses a court-supervised judicial sale. Your lender has to go to the Court of King's Bench and ask for an order; the court sets the terms, and there is normally a redemption period during which you can still bring the mortgage current or sell the property yourself.
That last part is the part most people miss: the redemption period is also your selling window. A property sold properly on the open market usually brings more than one sold under a court process — and the difference is your equity.
